Home inspection day checklist
For Pembroke Pines homebuyers and homeowners. Keep the full Resource, your agreement and actual deadlines handy.
Before · Confirm and prepare
- Confirm the address, date, arrival window, inspector’s contact and who authorizes entry.
- Check what is included, any add-ons, attendance arrangements and written-report timing.
- Write down purchase, lender and insurance deadlines. Raise timing concerns early.
- Bring your agreement, questions, notes and relevant records labeled with their dates.
- Ask the seller or authorized property contact to coordinate entry, pets, utilities and safe access. Tell the inspector about obstacles or unsafe equipment.
During · Ask and note
- At the agreed discussion time, ask what was not inspected, why and what remains unknown.
- Ask which findings need prompt attention and which qualified person should evaluate them.
- Link notes to locations or report items. Confirm when and how to ask questions afterward.
After · Review and follow through
- Read the full report, including limitations. Save clarification answers with the agreement.
- For an uninspected area, agree safe access and any return visit or specialist work: scope, written result, availability, fee, and who arranges and pays.
- Assign follow-up to a person and an actual date. Raise unresolved issues before deadlines; confirm any extension. Keep assessments and repair proposals separate.
Leave inspection work and safety decisions to the inspector. Get permission before moving belongings. Do not bypass locks, climb roofs, open electrical panels or restart unsafe equipment.
